With over 30 years combined property management experience in the industry within our team, I (Matthew Moody) started Stanford Knights Letting as an alternative to the many agencies out there who do not fully understood the needs of a Landlord of Single and Multi Let properties.

At Stanford Knights Letting we know exactly how to let, collect rent and manage any property.

From a single apartment, flat or house to a large investment portfolio or HMO’s (Multi Lets), we provide a service tailored to your needs; these include internet and print advertising, a guaranteed rent Landlords payment scheme and online access to your property and accounts information. Our office is open 6 days a week and stays open late with last viewings available at 8pm every weekday therefore allowing viewings to suite tenants helping rent your property quicker.

HMO’S / Multi Lets

Unlike most other rental agencies we love to rent Multi Lets. We cater for professional, student or any other shared housing property and having been operating in this market since 2004, we understand the needs and demands for Landlords and tenants alike.

We manage your property like it was our own. We collect the rent, carry out regular inspections, organize regulatory checks, respond to emergencies and find you new tenants.

We find you new tenants and collect the rent for you. We don’t get involved with the management of the property.

Suitable for those who just want us to find tenants and manage the properties themselves.

Fees

Our fee structure for managing property is clear and consists of an initial set up fee, plus a monthly management fee which we will go through with you. During your let there are no hidden extra costs.

Our fees may fund:

Sourcing a suitable tenant
Taking up references and credit checks
Drawing up a tenancy agreement
Taking a Statement of Condition (or inventory)
Collecting the rent and accounting to you monthly
Conducting regular property inspections and advising you that all is in order
Advising on any repairs that may be necessary
Providing information and help on insurance and tax matters
Rent Appraisal
Typical fees start from 8% for single let management, 12% for multi-let management, 50% of the first month’s rent for tenant find and 4% for rental collection. Contact us for more details and a bespoke quote for you.

What is the Landlord Deposit Scheme & why do you need it?

The government introduced measures to protect tenant deposits in 2007. Since then all deposits have to be protected in a recognized scheme. We are members of both Deposit Protection Scheme and My Deposits. We collect a deposit from the tenant to safeguard against damage and take on the responsibility of protecting the deposit via a government approved Tenancy Deposit Protection scheme.

Tenant Background Checks

We aim to introduce good quality tenants that match your requirements. We don’t want any hassles further along the line as much as you don’t! Certain restrictions (e.g. no smokers or pets) can be imposed, but no illegal restrictions, such as age, race or sex discrimination.

If we find that a tenant doesn’t pass our checks, we may ask for a guarantor or additional deposit. These will be discussed with you before we move a tenant into your property.

Tenancy Agreements

We can prepare an easy to read legal agreement, which complies with current legislation. In general this will be for a period of not less than six months and then renewable on a month-to-month basis.

We have different agreements for houseshares and single let properties.

Utility Bill Liabilities

If you are renting a property out to multiple occupants, then generally speaking the landlord pays all of the bills.

If however you are renting a property out to a single person or family, then the payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.

Property Management & Repairs Services

Although Stanford Knights Letting can help and advise you with repairs, it is your responsibility to ensure that the property is in good condition, with the exception of window glass or other breakages caused by the tenants.

Through our managed service we will remedy any issues at the property to an agreed value (generally £150) quickly and efficiently. For additional works, we will consult you to gain authorisation first.

Advice about the Landlord's Duty of Care

Looking after a rental property should be taken very seriously and landlords who neglect to maintain properties adequately may find themselves in breach of section 11 of the Landlord and Tenant Act.

In our role as your agent, we work with you to ensure that you are protected and that your property is up to the correct standard.

Landlord Tax Advice

Under Self Assessment landlords are legally required to keep and retain records, enabling a tax return to be completed or to make a claim for relief.

As part of our managed and rent collection services, we can provide you with the Property section of the Self Assessment form. Please note however that if you have other properties that are not managed by us, then you will still need to complete your own Self Assessment return.

Home insurance for landlords: information

Stanford Knights Letting landlords are provided with access to our insurance packages. These include specialist rent and legal protection insurance, house building insurance and home contents insurance.

Marketing

Strong marketing is crucial in helping to find the right Tenant. However not all marketing works.

We’ve tried everything over the last 10 years and typically what we do are the following:

Maintain the largest advertising budget locally in the industry on a selection of sites that are proven to work
Maintain contact with major companies who regularly transfer staff to the areas where our offices are
Use the latest technology, including aerial views, multi map, Google directions and full photographic details             downloadable online through our computer system
Add more Tenants to our database daily, which has more than 200 potential clients actively looking for             accommodation at any one time

Landlord’s Price Match Guarantee

Most landlords are curious to know what the fees are. Some ask about fees and not much else. Those who have been in the game a little while longer may follow up with questions about how properties are managed and what safeguards they have in the event of problems etc.

This is where our Price Match Guarantee comes in.

We guarantee to match a better “all in” price from a regulated agent in Northampton. What’s a regulated agent? Essentially it’s one which is regulated by an independent body such as ARLA, NALS, RICS or Property Ombudsman. These agents have their client accounts checked on a periodic basis, and in the event of problems the landlord has an independent means of redress.

There are many unregulated agents in Northampton who are not subjected to financial checks, and do not belong to any redress scheme. They will nearly always be cheaper, and we will not price match them.

We aim to go above and beyond the normal managing agency and this is why we provide both our existing landlords and potential new clients the ability to meet us in an informal pitch-free environment at our quarterly Investor Summits.

Typically held in October, January, April and July, the purpose of these events is fourfold.
